Most Austin-area homeowners replacing a lawn or building a new one are choosing between three turf types: Zoysia, Bermuda, and St. Augustine. The decision affects how your yard looks, how much you water, how often you mow, how the lawn holds up to kids and dogs, and how much you spend over the next ten years. St. Augustine has a wider blade and a lush, almost tropical carpet look that reads well in shaded estate properties.

Bermuda is the most resilient to foot traffic and recovers from damage fastest — the right call for back yards with kids, dogs, or play structures. Zoysia is moderately durable and recovers steadily but more slowly. St. Augustine is the most fragile of the three and does not bounce back from heavy traffic as well; it's best for show lawns and front yards, not high-traffic play areas.

Bermuda needs the most frequent mowing during peak growth — weekly or even every five days for a refined look. Zoysia is happy on a 7–10 day cycle through summer and looks consistently good with less effort. St. Augustine wants a higher mow height (3.5–4 inches) and a careful operator who won't scalp it. Bermuda sod is the most affordable per pallet. Zoysia is the premium option and runs 30–60% more depending on variety (Palisades, Emerald, Empire, Zeon all behave slightly differently). Over a 10-year horizon, Zoysia often comes out ahead for premium properties because it requires less remediation, fewer weed treatments, and less re-sod.
